Cosmetic updating, one-area work and a complete apartment renovation have different scopes. A single rate per square metre is not comparable without inspection and a defined brief. Turn.am lists independent contractors and teams; it does not design, perform or supervise renovations.
Identify retained and replaced elements and prepare a measured plan showing furniture and equipment points. Moving walls, openings or wet areas may have structural and formal constraints; verify current requirements with appropriate qualified parties.
Electrical points, water, drainage, heating, ventilation and cooling should reflect the final layout. Use suitable specialists for safety-critical electrical, gas, structural and waterproofing work. Photograph concealed routes and assemblies before covering them.
Separate demolition, removal, substrate preparation, building services and finish trades with quantities. Record exclusions and the method for pricing concealed conditions. Define who selects, buys, receives and stores materials, using manufacturer, model or specification rather than “good quality.”
Link stages to deliveries, approvals and required material waiting periods. Before a change is performed, record its description, cost and programme impact. Apply the same process to a concealed problem discovered after opening work.
Connect payments to inspectable milestones. Review evidence of concealed work before closure, then inspect surfaces, junctions, finishes, doors and equipment against agreed criteria. Keep drawings, photographs, material data, payments, defect lists and applicable warranties.
