Real estate agency and broker services
An agent may represent a seller or landlord, search for a buyer or tenant, arrange viewings and coordinate commercial terms. Service boundaries differ. Turn.am lists independent agencies and agents; it does not sell property, verify legal title or set commissions.
Identify the client and mandate
Sellers need listing and viewing terms; buyers need a precise search brief. Ask whom the agent represents, whether payment comes from both sides and whether the owner gave a direct mandate. For exclusivity, record duration, duties, self-found clients and termination.
Verify the listing and inspect the property
Separate documented facts from owner statements and agent opinions. Check area, status, condition, included contents and charges against records and the viewing. Refer material technical concerns to a suitable specialist and put promised corrections in writing.
Keep legal review separate
An agent may collect documents or coordinate a notary, lawyer, valuer or lender but does not replace their review. Verify ownership, restrictions, representative authority, obligations and transaction form through current official sources and appropriate professionals.
Before transferring money, identify the recipient, basis, refund condition and receipt. A reservation payment, advance, deposit and agency commission can carry different obligations, so define the substance in writing.
Commission and handover
Confirm fixed fee, percentage or other formula, who pays and when commission becomes due. Ask whether marketing, photography, viewings, document coordination and handover are included. At completion, record keys, meters, visible condition and included contents.
